Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
Property Access
- Guests are given access to the attached two-car garage, plus there is a large, flat parking area in front.
- Guests have access to most amenities inside of Eagles Nest.
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
Policies and Rules
- This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)

- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
Fees and Payments
- This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax.
- There is an amenity fee in order to maintain the facilities and features in the development.
- Firewood may be added at the time of booking or by reaching out to us more than a week in advance. You receive two wrapped bundles and a fire starter for $25/night.
- Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thu & Fri 4pm-10pm. Sat & Sun 1pm-7pm.
- The summer concerts are open to all guests; however, there is an admission fee for each person and cash bar for food and drinks.
Cancellation Policy
- CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled within 59 days of the arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access
- Guests have access to most amenities inside of Eagles Nest, including:
- Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 Dollar General concept store
- North Pavilion: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
- Camp (bring your own equipment): Tennis Courts, Pickleball, Disc Golf, Archery, Playground (Restrooms and Pavilion coming soon)
- Vineyard: Food and wine served
- All visitors on premises at winery must be 16 years or older. This is strictly enforced.
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
- All BRMR homes offer well stocked kitchens with utensils needed to cook meals. There is also a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are provided for a stay of one night, or maybe two. Hair dryers are not provided. Towels and linens are provided.
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
Safety and Emergency Information
- 4WD/AWD and/or chains recommended during winter (Nov–March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
